Transaction count as a liquidity signal
A high number of real transactions in an area is a useful, underrated signal — it means more comparable sales to price against, more active buyers and sellers if you need to exit, and generally a more liquid, better-understood market than a thinly-traded area with few data points. What stands out
Dubai Marina and JVC — both frequently discussed in general Dubai property commentary — lead by a wide margin, which is a genuinely useful confirmation rather than just marketing repetition. Between them they account for more than 187,000 registered sales.
Price and activity aren't the same axis, and this ranking makes that unusually clear. Al Warsan First (International City) is the fifth busiest area in Dubai at 43,673 sales and the cheapest on this list by a distance, at AED 560/sqft. Burj Khalifa (Downtown) sits just above it on volume at nearly four times the price. Volume tells you how easy an area is to buy into and out of; it tells you nothing about what you pay.
Why this matters for your own research
High transaction volume in an area generally means the median AED/sqft figure you see on that area's page is resting on a larger, more statistically reliable sample — worth weighing alongside price when you're comparing areas. Low-volume areas aren't necessarily bad investments, but any trend or yield figure for them should be treated with more caution simply because there's less data behind it.
