Terms of Service

Keyva is a research and comparison platform for Dubai real estate, built on Dubai Land Department (DLD) open transaction data and, where developers or agents choose to add it, their own submitted listing information.

Keyva is not a licensed real estate brokerage, financial advisor, or legal advisor. Figures shown (price/sqft trends, projected appreciation, rental yield, ROI estimates) are historical-trend estimates derived from available data, not guarantees of future performance and not investment advice. You should independently verify any figure before relying on it for a financial decision, and consult a RERA-licensed broker, bank, or legal advisor as appropriate.

Keyva does not value property. Nothing on the Platform, and nothing in any report we supply, is an estimation of the market value of a specific property, and none of it is a Real Property Valuation as defined in Article 1 of Executive Council Resolution No. 37 of 2015. We are not registered on RERA's Roll of valuers. What we publish are medians and distributions of prices at which other properties were actually registered, with the sample size shown. Where you need a valuation — for a mortgage, a court, an inheritance, or any Land Department process — you need a RERA-registered valuer, and we will say so rather than offer you something else.

Where a developer publishes a project here, that listing is the developer's advertisement and Keyva is its publisher. Keyva does not market or offer any property on its own account, acts for neither seller nor buyer, and takes no commission on any transaction.

You must provide accurate information when creating an account and keep your login credentials confidential. You're responsible for activity that happens under your account. Tell us immediately if you suspect unauthorized access.

You must be at least 18 years old to create an account.

You agree not to: scrape or bulk-extract data from the Platform beyond normal browsing; impersonate another person or entity; upload content you don't have the right to upload; use the Platform to send unsolicited commercial messages; attempt to circumvent the consent-based contact system between agents and consumers described in our Privacy Policy; or use the Platform in a way that violates UAE law.

If you apply for and are granted an Agent or Developer role, additional terms apply — see the Agent Agreement or the Developer Listing Agreement.

If you order the paid pre-purchase report, the Independent Report — Terms and Scope apply, and set out what the report is and is not before you pay for it.

Each of those is incorporated into these Terms by reference for the users it applies to. Where one conflicts with these Terms, the more specific document governs for that use.

We collect and use account, profile, and usage data as described in our Privacy Policy — including, where you haven't opted out, to tell you about Keyva features and relevant third-party offers (for example, from mortgage providers or agents) that may be useful to you. You can opt out of marketing communications at any time from Your details in your profile, or via the unsubscribe link in any marketing email, without affecting your ability to use the core Platform. Email about your own account — a password reset, or a decision on something you submitted — is not marketing and is not covered by that setting.

The Platform's design, software, and Keyva branding are our property or licensed to us. Aggregate DLD data is used under its published open-data terms with attribution. Content you submit (e.g., a developer's project photos, an agent's bio) remains yours, but you grant us a license to display it on the Platform for the purpose you submitted it for.

The Platform is provided "as is." To the maximum extent permitted by UAE law, Fikra Ventures FZE LLC, a Free Zone Entity incorporated under Amiri Decree No. 15 of 2023 at Ajman NuVentures Centre Free Zone, holding trade license/registration number 2629617609888, with its registered address at Office BC-892072, 26th Floor, Amber Gem Tower, Sheikh Khalifa Street, P.O. Box 4848, Ajman, United Arab Emirates disclaims warranties of accuracy, completeness, or fitness for a particular purpose regarding any data, projection, or third-party listing shown on the Platform, and is not liable for indirect, incidental, or consequential damages arising from your use of it.

You may stop using the Platform at any time, and erase your account from Your details in your profile. Erasing removes everything that identifies you — your email, name, phone, location, photo, bio, links and password — and permanently prevents sign-in, by password or by Google. It is not reversible. Where you previously submitted a property listing, the record that a submission was made and declared is retained, because it is evidence about what was published rather than information about you; it no longer carries your name. We may suspend or terminate accounts that violate these Terms.

We may update these Terms as the Platform evolves. Material changes will be reflected in a new version number and effective date here, and — where you've previously accepted a version — you may be asked to accept the update before continuing to use affected features.

These Terms are governed by the laws of the United Arab Emirates. Any dispute arising from these Terms is subject to the exclusive jurisdiction of the competent courts of the UAE, without prejudice to any other resolution method the parties may agree to in writing.
