Developers

Developers we can put a name to in Dubai Land Department records, with the transaction volume actually attributed to them.

This is not a league table of Dubai’s developers. DLD transaction records carry no developer field. A project is linked through the developer entity named against it on the Land Department’s project register — often a company registered for one tower rather than the brand you know — and by the project’s name where the register names nobody. That reaches 2,841 of 3,091 projects, covering 97% of residential sales.

It fails in two ways, and neither is visible from the order below. Some brands have nothing attributed at all — Dubai Holding, Aldar and Dubai Properties build at scale in Dubai and currently show no sales here. Others build through one company per tower and are matched only in part, so their figure is real but far short of what they have built. Read this as how much we could match, not who sells the most.

What a developer's name is worth

Each builder compared only against sales in the same area with the same off-plan or ready status. Without that control, a developer looks expensive simply for building in expensive places.

A premium is not a verdict on quality — it may reflect finish, layout, amenities or brand, and a buyer can reasonably decide it is worth paying. Shown only where a developer has at least 30 sales in an area, against 100 or more area sales to compare with, and 150 comparable sales overall.

Developers with matched sales

Known to us, with no sales matched yet

2 developers with three or more registered projects, none of whose DLD sales have matched to them. A zero here means our matching hasn’t reached them, not that they haven’t sold. A further 28 single- and two-project entities are held but not listed — most are companies registered for one building.
