Independent Report — Terms and Scope

The report contains no estimation of the market value of your property, and no opinion of what it is worth. It is not a Real Property Valuation as defined in Article 1 of Executive Council Resolution No. 37 of 2015, and it is not prepared by a valuer registered on RERA's Roll.

Box 4848, Ajman, United Arab Emirates is not registered to practise real property valuation in the Emirate of Dubai and does not practise it.

The report cannot be used for a mortgage or any financing decision, for a court, for an inheritance or probate process, or for any Dubai Land Department process. Where you need a valuation for one of those, you need a RERA-registered valuer, and we will tell you so rather than sell you this.

A written check of the public record about one property, and a comparison of the price you have been asked to pay against prices at which comparable homes were actually registered.

It typically covers: whether the agent's licence appears on the Land Department's broker register; whether the project is registered and, for off-plan, whether an escrow account exists; the project's recorded status; and the asking price set against registered sales of comparable size in the same building or area, with the sample size stated.

Every figure is drawn from a public register or from records published as open data by the Government of Dubai, and each is attributed. Where a check cannot be completed, the report says so instead of omitting it.

The report is not legal, tax, financial or investment advice, and it is not a recommendation to buy, not to buy, or to offer any particular price. Decisions are yours.

Nothing in the report is influenced by anyone with an interest in the sale.

The report describes the public record as it stood on the date the report is dated. Registers are updated by their publishers, sometimes with a lag, and a record may change after the report is issued. A registered transaction reflects what was registered, which is not always the whole commercial arrangement between the parties.

We do not inspect title, we do not verify the identity of any counterparty, and unless you have bought the site-visit tier we do not attend the property. A site visit records what was observable on the day; it is not a structural survey, a snagging inspection, or a certificate of any kind.

Desk reports are delivered within 72 hours of us having the details we need. If we cannot complete the substantive checks — because the property or project cannot be identified in the public record, for example — we will tell you and refund in full rather than deliver a report that answers nothing.

You may cancel for a full refund at any time before work begins. Once the report has been delivered it is not refundable, save where the law provides otherwise or where we have made a material error, which we will correct or refund.

To produce a report we need the property details and your contact details. We use them to produce and deliver the report and to answer questions about it. We do not pass your details to any agent, developer or seller, and ordering a report does not opt you in to marketing.

Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for any liability that cannot lawfully be limited. We are not liable for a decision you take on the basis of the report, or for any change in a public register after its date.

These terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai. The courts of Dubai have jurisdiction.
