UAE Golden Visa Through Real Estate: Full Eligibility Guide (2026 Rules)
The real estate route, in one sentence
Invest at least AED 2,000,000 in UAE real estate and you can qualify for a renewable 10-year Golden Visa — no sponsor, no employer tie, and it extends to your spouse and children.
The requirements
- Minimum investment: AED 2,000,000. This can be a single property or several properties combined, as long as the total DLD-certified value clears the threshold.
- Freehold area only. The property must be in an area designated for foreign freehold ownership — leasehold doesn't count.
- Certified value, not market estimate. What matters is the value on your DLD title deed / valuation, not what you think it's worth.
The 2026 change that matters
Older guidance said a mortgaged property only counted toward the threshold if you'd paid at least 50% of the value upfront. A 2026 federal circular removed that requirement. Mortgaged and off-plan property now qualifies once the certified value clears AED 2 million — you just need a No Objection Certificate (NOC) from your bank (if mortgaged) or developer (if off-plan) confirming there's no issue with you applying.
In practice, this materially lowers the cash you need upfront: at Dubai's typical off-plan payment plans, you can be pursuing Golden Visa eligibility well before the property is fully paid off, as long as the certified value of what you're buying meets the threshold and you have the NOC in hand.
