Every figure is the median registered sale of a completed home of that size in that area over Sept 2025 – Aug 2026, from Land Department records. An area appears only where at least 10 sales back it, so somewhere quiet is missing rather than guessed at. A median is the middle, so half of what sold was dearer — and the typical size beside each figure is what tells you whether a low median is a bargain or a very small home. Off-plan launches are excluded: they are a payment plan on a building, not a home to move into.
